Low Maintenance

All our garden rooms are fitted with a one piece EDPM rubber roof, UPVC windows, Tricoya doors and grade A redwood shadow gap cladding finished with a superior quality 10 year wood stain with a choice of 11 colours.

Solid Foundation

The studio building must sit on a solid concrete foundation which completes the soundproofing system. Other options are available if necessary which would increase the overall height of the building beyond 2.5m.

Fully Compliant with Permitted Development

All our buildings fall within permitted development due to the maximum height of 2.5m. We also use a fireproof treatment on all cladding which means the building is safe next to boundary fencing.

Thermal & Acoustic Insulation

We use between 200mm and 300mm of acoustic insulation as standard, your building will stay warm in winter, cool in summer, and quiet throughout the year. 35cm thick dual wall design including air gap and 3 different densities of acoustic insulation.

Soundproof Glazing

Exterior windows are either Aluminium or UPVC to keep them maintenance free. Internal windows are made from softwood timber. Window systems include 8 panes of toughened safety glass.

Electrical and Ethernet Connection

We can provide a fully qualified electrician to install and certificate an electrical armoured cable to your studio, plus Cat 6 cable for seamless internet connection - (site survey required to determine cost).

Plaster & Paint Pack

All our garden rooms come fully plastered and decorated as standard. We use 2 coats of multi-finish plaster, 2 coats of sprayed breathable emulsion paint on walls and ceilings plus acrylic eggshell paint for skirting boards, windows and skirting boards.

Quinetic Wireless Lighting

Exterior lights are controlled with the remote, Quinetic wireless switching system, meaning you can switch your exterior garden room lights on, from up to 100M's away!

Doors

2 x custom made sand filled doors complete with insurance compliant euro lock. The exterior door is made from Tricoya which is a material guaranteed under water for 25 years. Spray finished in Satin black or anthracite multi surface paint.

Ventilation

Custom made ventilation system with exterior fan system with no loss of sound. Passive vent included to re-generate fresh air from outside. Air conditioning can also be installed at an additional cost.

Floor

Internal floating sub floor on rubber supports incorporating 50mm of heavy density insulation. 18mm T&G chipboard with premium rubber underlay.

Acoustic Panels

Full acoustic panel pack covered with Cara acoustic fabric with a choice of 30 different colours.
